Living in a reconstructed house and proceeding to gradual modifications?

Before the reconstruction of the house, there is the biggest problem if we also need to live here.The most gentle is in this case the reconstruction is gradual if it allows the technical condition of the building at all.We do not even have to finance a gradual reconstruction with any loan, we will simply spend the money earned and saved.At the same time, we maintain the size of the house and its disposition and if we do not interfere with the supporting structures, the authorities may not be interested in us.Such cases are not exceptional at all, actually it is a family project, a synonym for a long -distance run.Often, however, it simply is not possible.

In fact, it is a gentle and gradual reconstruction confirms the true essence of this concept, because it is understood as a return to the original, ie the actual state of the building (not only in the case of buildings).Of course, the house does not look exactly exactly as the original, but the condition is very similar to at least appearance.Moreover, especially old houses are uninhabitable to us in their original conditions.Can you imagine a clay rogged floor in the apartment?This is no longer in the barn.By reconstruction, on the other hand, we try to get the house into such a condition that from the outside looks like in the time of its youth and from the inside is modernized as much as possible.It will offer comfortable, cozy, practical and modern interiors, albeit still based on a historical context.

We start from the roof, but the first should usually come a structural engineer

We approach the reconstruction most often based on the detection of the poor condition of the building.And often there is no need to find out too much.Cracks in the walls or even cracked plaster, wet walls, absence of insulation of the substructure or at all insufficient foundations, poor roof, windows and doors, as well as distribution inside the house.These are all essential reasons for reconstruction.The spring facade is the last.

On the contrary, the first thing we have to start (whether the reconstruction is gradual or radical in the shortest possible time) is the reconstruction of the roof. And the first to visit the house before planning the reconstruction is a building expert, preferably structural engineer and civil engineer. In addition, if we want to start the reconstruction of the load -bearing elements of the building, the statutory assessment is necessary. It suggests such a solution that it cannot be negatively affected by the overall stability of the building. And the solution is always looking for economically as advantageous and as easy as possible. The structural engineer assesses the building, then draws up an assessment in which it describes the condition of the building, the safety of its supporting structures, any detected failures and defects. It lays down their cause and suggests a solution. The opinion is provided with a round stamp, whereupon it becomes an official list. And this is our first contact of official nature. The building engineer then assesses the necessary extent of the reconstruction and suggests an ideal solution. They will then prepare project documentation and work budget.

Reporting or building permission?

Now our journey to the building office follows, but we do not have to go there physically, all communication for us can equip screenings.Depending on the extent of the reconstruction and the necessary interventions in the statics of the building, it will be determined whether we are sufficient to announce the construction or need a building permit.Either way, if the building authority, on the basis of the assessment, documentation submitted and the application form announcing the construction or application for a building permit, finds that the planned construction meets all conditions of the Building Act, it shall issue within 30 days to the construction.

By delivering the consent, the builder begins to run a two -year period, when the work must at least start. It is usually very advantageous if we need to announce the construction. It is a simplified process in which there is no need to start building proceedings. However, this does not mean that we do not need to express all neighbors who will be affected by reconstruction. And this is often the reason why builders prefer to apply for a building permit. If one of the neighbors does not give consent to reconstruction or do not comment at all, we will not avoid building proceedings (ie requests for a building permit) anyway. In addition, if the statics are intervened in the load -bearing structures of the house, we must again apply for a building permit. In this case, the so -called authorized inspector's certificate, who will assess everything professionally, carries out a shortened construction procedure and issues a certificate. And precisely the submission of this certificate to the building authority has the same weight as the building permit.

Reconstruction without permission

However, if we are planning to reconstruct a lesser extent, when we do not interfere in any way in the supporting structures and we will not change the original intention of the building (for example, the reconstruction of the housing unit into a bar, etc.), we do not have to contact the building authority at all.The reconstruction can then take place without a building permit, notification of construction and construction supervision.So if you just want to replace roofing, windows and doors, obsolete and already dangerous technical equipment (electricity, water, heating,…, ie thermal wiring and utilities), do construction and maintenance work that will not change the appearance of the house, will not interfere withYou can build without permission to the environment.Even so, it is necessary to alert the neighbors in advance and preferably in writing, so that they can prepare for any noise and other discomfort.

When does it not go without conservationists

And beware of the reconstruction of the historic building, the building protected by the state and buildings standing in the monument zone, we must always cooperate with the conservationists.They should submit a complete design for the reconstruction of the building, including the choice of building materials and procedures.The conservationists are here to avoid arbitrary reconstruction of historical buildings that could cause irreversible disruption of their historical character.If we embark on such a reconstruction without the knowledge of conservationists, we are at risk of high sanctions.
