The European Commission (EC) prepares a directive that can complicate the rent and sale of older properties that do not meet the prescribed energy standards.Any building that will not have an energy label at least at level E since 2027, could not be rented or sold according to the EC design.This may occur especially in countries with a large proportion of old houses, this can be even more complicated at the present situation in the housing market.

"Each Member State will establish minimum energy performance standards that will lead to the renovation of existing buildings," says the EURACTIV server.“These standards will start paying at the latest in 2027.Until 2035, the minimum energy performance standards will apply to the entire National Building Fund, ”says the document.

According to the proposal, each Member State should “draw up the action plan of renovation of buildings to support the renovation of the domestic residential and non -residential buildings - both public and private - into highly energy -efficient and decarbonized buildings by 2050 to convert existing buildings into buildings into buildings into buildingswith zero emissions, ”says the document prepared by the EC.

The EC proposal is related to the EU to become a carbon neutral.Until 2030, all new buildings should also be “emission -free”, and this standard will be required for public buildings since 2027.

This Directive could in practice mean that some older houses could no longer be rented or sold if they were not renovated.This could be problematic in some Member States, where there is a high proportion of old houses, or lack of space for housing, which is the case of the Czech Republic in which housing is hard to reach especially in cities.
