Every house has its history and it only depends on people if they give it a new chance. Is it better to demolish the building, or does it deserve reconstruction? Architects Barbora and Jan Horovi and Jan Veisser from the ORA studio also had to answer this question one day. And since they are among those who like to bring life back to old houses, the choice was clear. They built modern and comfortable living in the ruins of an old homestead in Zadní Arnoštov near Jevíček near Svitavy.

The house was almost ready for demolition

In Czech villages you can find a lot of old, forgotten buildings in which no one has lived for a long time. They gradually deteriorate and usually suffer a similar fate. Finally, it is necessary to demolish them. That's how it once looked with the estate in Zadní Arnoštov. Its history began to be written already in the 17th century, but over the centuries its purpose changed and it eventually served as a warehouse. The building was deteriorating more and more and it seemed that life would never return to it.

Fortunately, the house was discovered by a Brno businessman who decided to renovate it, and therefore approached the Znojmo studio ORA. "We were put in front of a raped house, a former homestead that was converted into a granary during the previous regime. However, even this truncated house has not lost any of its magnificence," the architects state.

Two houses in one

The architects were instructed by the owner to turn a dilapidated building into a modern and comfortable living space. They did not want to deprive the building of its genius loci, but at the same time they found the path of complete reconstruction with original elements too demanding. They therefore decided on a more straightforward solution.

They preserved the monumental building, including the roof, and hid another modern one inside it, which meets all current standards. "We built a new insulated house against the existing backdrop of the ruin, which can therefore meet the current energy requirements. We used healthy, second-hand wooden structures again and again as structural elements of the ceilings and replacements in the roof," specify the architects.

Mixing the old with the new

The result of this effort is actually a 2-in-1 arrangement. The constructions of the new and original buildings do not touch each other, there is a maintained, ventilated gap between them. However, the perimeter of the new building is slightly shifted in places compared to the old one. And because the windows don't fit exactly on the openings in the old wall, it happens that its structure is also present in the interior thanks to this. There is actually a visual intermingling of two worlds. In places, on the contrary, it looks as if the new building is pushing its way out through the holes in the old wall.

The garden, which has become a natural part of the surrounding landscape, also corresponds to this concept. You will also find fruit trees, meadow grass and hawthorn trees here. It all gives the impression that the owners just borrowed it from the immediate surroundings.

Sypka Arnoštov offers all comfort

Sypka Arnoštov, as the owners now officially call the building, met their expectations and provides them with all the comfort they need. The generously conceived social area with a great view of the landscape is elevated over two floors and includes a tiled stove and the heart of the home - the kitchen. The dining room is dominated by a massive round table, which corresponds with the oak table in the garden, where you can sit in nice weather. The private area consists of four bedrooms and five bathrooms. In this romantic, peaceful place, the owners spend their free time. And if they are not staying here at the moment, it is possible to rent one of the rooms here.
